We are a small, privately funded owner. That shapes what we buy, how fast we can close, and what we are willing to take on.
MC Delight is a privately held real estate investment company with holdings in Minnesota and North Carolina. We invest our own capital, make decisions directly, and are not answerable to an outside fund clock.
That independence is the point. It lets us take on buildings that need patience — a closed institutional property, a building between uses, an asset in a market too small for a large fund to bother with — and give them the time they actually require.
No investment committee, no layers. A property gets a real answer quickly, and if we say we will close, we close.
We price on what a building can actually earn under a realistic tenant, not on a best case. It means we pass often — and that our offers hold up through diligence.
Repositioning a building in a small market only works with the city, the county and the neighbors on side. We start those conversations early rather than after closing.
Improvements are made where they change a building's usefulness or its cost to operate — not for show.
We look for operators whose use fits the building and the community, and we structure leases for a long relationship rather than a headline rent.
Two properties today, more over time. We would rather add one asset a year we understand than five we do not.
